These are the main services we carry out but not limited to. Some of these where asterisked* carry additional fees and may include a 3rd party as they do not form part of the standard management service. 


Dedicated out of hours contractors (if the problem is not related to the block there may be a charge by the contractor)

  • Problem reporting service on system portal

  • Free ground rent collection

  • Arrears instruction and collection service*

  • Periodic inspections of the building

  • Year end account completion and distribution*

  • Company accounts and filing*(accountant fee)

  • Budget appraisals

  • 5 year budget forecasts

  • Conflict management

  • Pre sale enquiry completion*

  • Coordinating major works and section 20 notices including budgeting & raising funds*

Fee Structure

Our management fee is a simple structure based on a price per unit per annum. We do not collect commission for repairs/maintenance thereby enabling savings for our client. We do charge a separate fee for major works based on the final cost to be agreed prior to work commencing and paperwork relating to sale of a property. Any other applicable administration fees are listed in our management agreement.

  • Management of insurance claims* set up insurance, manage renewals (we collect commission from the broker which averages around 10% of the premium)

  • Annual cost analysis of contracts

  • Management of communal utilities such as gas, water and electricity

  • Co-ordinating Health and safety/fire risk reviews and asbestos reports*(cost for reports)

  • Coordinating contractors, gardeners, cleaners

  • Right To Manage (RTM) guidance and setup*

  • Liaising with clients, leaseholders, tenants, agents, solicitors and contractors

  • Maintenance of building contracts i.e. lift, entry phone, fire alarm, electric gates

  • Attending AGMs by prior arrangement*
